The county is long. It starts pressed up against Denver on the west and runs east for a very long way, and the further out you go the emptier it gets. What this county throws at pipe
Old core, new suburb, all of it aging.
The county is a tale of two eras. The inner-ring towns are on aging galvanized and cast iron, with the sewer and pressure problems that come with old pipe. The newer suburbs are all hitting the point where original water heaters and builder-grade fixtures start to fail at once.
Galvanized supply is the defining problem of the older Arapahoe housing. Postwar builders ran galvanized steel because that is what you ran then, and nobody expected it to still be in service seventy years later. It rusts inward, so the pipe looks perfectly sound while the inside diameter closes up with scale. Homeowners describe it as the pressure getting worse over the years, and they are right, but the city did not do it. The tell is that the upstairs shower is weaker than the basement laundry tub, and the hot side is worse than the cold, because heat accelerates the whole process. A repipe is the only real fix. Patching one bad section just moves the failure a few feet down the line.
The other thing galvanized does before it fails is stain. Rusty water on the first draw in the morning, especially from the hot tap, is scale letting go inside the pipe. It is not a water quality problem coming from the utility. It is coming out of your own walls.
Then there is the polybutylene era. Some homes built roughly between the late seventies and the mid nineties got gray polybutylene supply, and it has a poor reputation for good reason: the fittings and the pipe both degrade, and failures tend to be sudden rather than gradual. If you have gray plastic supply lines and acetal fittings, that is worth knowing about before it becomes an emergency rather than after.

How do I know if I have galvanized pipe?
Look at the supply line where it comes into the house or at the pipe feeding the water heater. Galvanized is dull gray steel with threaded fittings, and a magnet sticks to it. Copper is obvious by color, and PEX is flexible plastic. If it is gray steel and the house is postwar, that pipe has been rusting shut from the inside for decades.
Is a whole-house repipe as bad as it sounds?
Less than people fear. Most of the work happens in a basement, a crawlspace, and through a few strategic openings in walls and ceilings, not by tearing out every room.
