Plumber in Idaho Springs

Clear Creek canyon at 7,500 feet.

Idaho Springs sits in the Clear Creek canyon at 7,500 feet on I-70, one of the primary mountain corridor communities on the way to Summit County. The town has a deep history as a mining center, and the housing stock reflects that history: Victorian-era homes and early twentieth century buildings near downtown sit alongside mid-century ranch homes and newer mountain construction on the canyon slopes. Each era carries its own plumbing reality.

The old Victorian and early twentieth century homes often have original galvanized supply and cast iron drain that has been patched multiple times over the decades. The canyon topography means crawlspaces are often damp from creek proximity and groundwater, which accelerates corrosion. Wes repipes these homes carefully, scopes the sewer lateral before any digging, and seals crawlspace moisture problems that are part of the same repair.

Galvanized supply is the single biggest thing we deal with in the older houses here. It does not fail all at once. It closes up slowly from the inside as rust builds against the pipe wall, so pressure drops a little each year and everybody adapts to it without noticing. By the time the shower goes weak when somebody flushes, the inside diameter of a half-inch line can be down to the width of a pencil. Patching one section pushes the problem to the next section. The honest answer is usually to repipe the runs that are actually galvanized and leave alone whatever has already been replaced.

The other thing you find in a hundred-year-old house is the record of everybody who worked on it before. Dissimilar metals joined without a dielectric, so the connection corrodes itself apart. Drain lines with backward slope because somebody was working around a beam. Supply lines run through a joist bay that was never meant to carry them. None of it was done badly on purpose, it was done to solve a problem that day. Wes untangles that history one piece at a time rather than condemning the whole system and handing you a number.

Canyon altitude and historic housing

Old mining town housing stock and canyon freeze exposure.

The Clear Creek canyon has its own microclimate: canyon winds accelerate freeze on exterior plumbing, and the creek elevation means temperature swings are more extreme than the I-70 elevation alone suggests. Homes in the canyon bottom near the creek deal with damp crawlspaces year-round. Wes insulates and repairs with the canyon conditions in mind, not just the average altitude freeze risk.

Damp crawlspaces do two jobs at once, and neither is good. They corrode the outside of pipe that is already corroding from the inside, and they keep the soil under the house cold enough that a run which would be safe in a dry crawlspace freezes anyway. A pipe wrapped in wet insulation is worse off than a bare pipe, because the insulation holds the moisture against the metal. When Wes finds that, the fix is a moisture problem and a plumbing problem together: get the ground covered, get the run out of the wet zone or properly jacketed, and then the insulation actually does what it is supposed to do.

Sewer laterals in the old part of town are their own category. Many are original cast iron or clay running out to a main under a street that has been dug up and repaved more times than anyone can count. Roots find the joints, freeze and thaw shifts the bedding, and the line develops a low spot that catches solids. Repeated backups are the symptom. Wes puts a camera down the line first, because on these lots the difference between hydro jetting a root intrusion, a trenchless repair, and a full replacement is enormous, and you should not be guessing before you dig up a historic streetscape.

The one thing worth saying plainly: waiting costs more here than it does elsewhere. A slow drain in an old cast iron line is telling you something. A pinhole weep in galvanized behind a wall is telling you something. Both get discovered eventually, and it is always in January and always at the worst possible hour. Repipe and water heater work in Idaho Springs, CO

One pro, the whole job

Every plumbing need in Idaho Springs covered.

Idaho Springs residents have one number for plumbing. Freeze damage, repipes, water heater service, drain and sewer, and full remodels. Wes serves all of Clear Creek County. Call (303) 883-9075 or reach out here.

On an old house the plumbing and the carpentry are the same job. Opening a plaster wall to replace a supply line means somebody has to close that wall back up in a way that matches. Wes holds a general contractor license alongside the master plumber license, so the remodel work and the pipe work stay under one roof and nobody argues about who damaged what.

Around town

Where we work in Idaho Springs.

We serve all of Idaho Springs, from the historic downtown along Clear Creek to the residential neighborhoods climbing the canyon walls, and the surrounding Clear Creek County communities including Georgetown and Empire.

The canyon lots are tight and the driveways are steep, which matters when a job needs equipment rather than a hand tool. Wes sizes the approach before the day of the work so a sewer repair does not stall out because nothing can get to the back of the house. Examples of finished work are on the gallery page.

Straight answers

Questions we get in Idaho Springs.

What plumbing services do you provide in Idaho Springs?

Just about anything on a residential or light commercial system: drains and sewer lines, water heaters tank and tankless, leak detection, pipe repair and full repipes, fixtures and appliance hookups, gas lines, softeners and sump pumps, and full bath and kitchen remodels. Because Wes carries a GC license too, remodel work does not stop at the pipe.

How far do you travel to Idaho Springs?

We serve Idaho Springs and all of Clear Creek County. Wes drives out regularly for service calls, repairs, and project work. Travel is included in the job, not a separate charge.

Do you answer emergency calls in Idaho Springs?

Yes, 24 hours a day, 7 days a week. Burst pipes, sewer backups, and water heater failures do not keep business hours. Call (303) 883-9075 any time and we will get moving.

How do I get a price for a plumbing job in Idaho Springs?

Call us at (303) 883-9075 or send a note through the contact page. We look at the job, explain what we find, and give you a straight number before any work starts. No pressure, no obligation.

Do you handle both residential and commercial plumbing in Idaho Springs?

Yes. Residential service calls, remodels, and new construction, plus commercial repairs and tenant improvement plumbing for Idaho Springs businesses.

How do I know if my house still has galvanized supply pipe?

Look at the pipe coming out of the wall under a sink or at the water heater. Galvanized is dull gray steel, threaded at the fittings, and a magnet sticks to it. Copper is obvious by color, and modern plastic supply is white or red and blue. Many Idaho Springs houses are a mix, because previous owners replaced whatever failed. Wes maps what you actually have before quoting a repipe.

My drain backs up every few months. Is cabling it enough?

If it keeps coming back, cabling is treating the symptom. A line that clogs on a schedule usually has a root intrusion, a belly holding water, or a break letting soil in. A camera run tells you which one in about half an hour and keeps you from paying for the same clearing three times a year. From there the fix is either jetting, a spot repair, or replacement, and you will know which before spending anything on digging.

Can you replace pipe in a historic house without tearing it apart?

Usually more of it survives than people expect. Wes routes new lines through basements, crawlspaces, closets and chases wherever the framing allows, so the number of finished surfaces that have to open stays small. Some walls do have to come open, and he tells you which ones before starting rather than after. Trim, plaster and original woodwork get worked around, not through, whenever there is a path.

Does the damp crawlspace need fixing before the plumbing?

Often they get handled together. Wet ground under a house corrodes pipe from the outside and keeps the space cold enough to freeze runs that otherwise would be fine. Covering the ground and getting the pipe out of the wet zone makes the plumbing repair last. Doing the pipe alone means being back in the same crawlspace in a few years for the same reason.
